Buying Land is Easy as 1-2-3

We offer easy monthly payment terms or a discounted cash price on all of our land. There are no credit checks. Anyone who can afford the down payment is approved.

It’s as easy as 1-2-3. Here’s how:

1) Secure Your Property:
After you choose your property, submit a payment for the processing fee and down payment by major credit card. This will reserve your property so no one else can buy it out from under you. We will provide you a secure link or you can select the “Reserve Now” button on the property detail page to submit your payment. We can also accept your down payment over the phone, just give us a call.

2) Choose Your Payment Type:
There are two payment options: Cash Sale or Financed. Once your property is secured (step 1) we will prepare your agreement(s) to review, sign and return to us.

– Financed properties are paid every 30 days for the specified term & amount. For this option, once the down payment and document processing fee is received,  we will provide a sales agreement, promissory note and land contract. These are legal documents that specify the property you are purchasing, the terms of the agreement, your promise to pay the agreed on monthly amount and our guarantee to convey the property to you via warranty deed free and clear to you once full payment for the property is received. These documents can be reviewed and signed/completed electronically. We will also record your new warranty deed with the County once final payment is received.  Your first payment will be collected in 30 days from your deposit and monthly thereafter via the payment method you provide in the paperwork. There is no credit check and no pre-payment penalty.

– Cash sale properties are paid with one single payment after the down payment and document processing fee is received. For cash sales, only a purchase agreement will be required and you can close direct with us. We will handle all the paperwork, closing and recording. Once we receive the signed document(s), your cash sale payment balance will due upon within one week via cashiers check or bank wire.

3) Close On Your Property:
When your payment(s) are complete, within ten business days we convey the property to you by warranty deed free and clear and submit your new deed to the county for recording.  Once recorded, you will receive the original recorded deed in the mail or an electronic copy, whichever you prefer. That’s it – You are the proud new owner of the land!

*Monthly payments are collected through our loan servicing provider and will be automatically withdrawn from your bank account via ACH.
